The State Property Fund of Ukraine is privatizing the Unified Property Complex of the state enterprise 'TVK' near Odessa, more commonly known as the '7th Kilometer' market.
As stated on the SPFU website, the starting price for the sale of the complex is estimated at UAH 104.1 million. An online auction is scheduled for December 7, 2023.
The buildings and property of the enterprise are located 7 km from Odessa, in the town of Avangard, which is effectively a suburban area of Odessa. The State Enterprise "TVK" provides warehouse and trading services. The total area of buildings and structures intended for this activity exceeds 35,000 sq. m.
The property complex includes 39 units of real estate, including an administrative building, 17 warehouse and trading premises, a garage with non-residential buildings, a pumping station, and more.
The buildings have all the necessary infrastructure and communications for operation, including lighting, external power supply networks, a transformer substation, fire-fighting water supply, a boiler room, and a well. The territory also features 4 sets of barriers, fences, canopies, a guard booth, and more.
The net profit of the enterprise for the first 9 months of 2023 amounted to UAH 6.5 million. However, it has current liabilities of almost UAH 12.2 million. This includes debts related to wages (UAH 6,000), land tax (UAH 86,800), property tax (UAH 16,500), and unpaid deductions from the net profit of state enterprises, totaling UAH 1.4 million. The enterprise does not have overdue liabilities.
The privatization of the facility occurs under the condition that the new owner commits to settling the debts of the State Enterprise "TVK" related to wages and towards the budget within 6 months of its acquisition. Additionally, during the first six months of operation, the new owner is not allowed to terminate the employment of the employees hired at the enterprise. As of September 2023, there were 20 employees.
