Odessa factory of sparkling wines on French Boulevard put up for sale

The auction for the sale of the Odessa Sparkling Wine Factory (36 French Boulevard, Odessa) is scheduled for February 1. The starting price is UAH 87.4 million.


This is reported by the head of the regional department of the State Property Fund of Ukraine (SPFU) in the Odessa and Nikolayev regions, Alexander Slavsky.

The property complex consists of 35 real estate objects, 803 production vehicles, seven vehicles. In the list of real estate: the main building of the enterprise with an area of ​​more than 6.3 thousand square meters, two wine storage facilities, each with an area of ​​about 2500 sq.m, a wine-making workshop with an area of ​​more than 3.7 thousand sq.m, a warehouse with an area of ​​more than 1000 sq.m, and other buildings. The lot also includes a land plot on French Boulevard with an area of ​​3.6 hectares, which is not subject to privatization. Also the in-depth storage and residential building remain the property of the State.

The object is leased from the eponymous PrJSC, the contract is valid until 2035. Among the sublease agreements, in particular, there is an agreement with the Odessa Museum of Contemporary Art LLC. In 2022, it is planned to move the Museum of Odessa Modern Art to the premises of the champagne factory.

The condition of the sale is maintaining the profile of activity for 3 years, namely the production of grape wines. Also, the future owner must conclude protection agreements for the architectural monument, namely, the entrance arch and the main building, and ensure the maintenance of the protective structure.

The property complex until February 24, 2035 is leased from the Odessa Factory of Sparkling Wines PrJSC. The SPFU official writes that the state has not produced wine for a long time.

Applications from those wishing to purchase the object are accepted until 19:30 on January 31. The auction is scheduled for February 1st.


All state wineries (in the Odessa region) have already been leased. That is, the wine produced at state-owned wineries is produced by private players:

  • Kotovsky Winery - on lease before privatization;
  • Izmail winery - on lease before privatization;
  • Bolgradsky Winery - on lease until September 2022;
  • Odessa Brandy Factory - leased until 2025;
  • Saratsky winery - on lease until 2028;
  • Odessa Sparkling Wine Factory - leased until 2035;
  • the already sold Odessavinprom was also leased by the eponymous PJSC.

The SPFU says that the sale of such objects is a profitable solution. The state budget receives from the rent of one winery from 25 to 550 thousand hryvnia per month. This is about 25 million from the rent of all wineries in the Odessa region per year. And, for example, "Odessavinprom" was sold for 234.9 million UAH + 47 million UAH VAT. The state would have received this amount from the lease decades later.

The sale is a fair decision for wineries: entrepreneurs will become real owners, and the State will receive a competitive price for the property, according to Alexander Slavsky.
