In Ukraine, 340,000 hectares of agricultural land were sold over the course of a year

In 2025, Ukraine’s agricultural land market entered a phase of mature and predictable dynamics, with land prices rising depending on the security situation.

The press service of the Ministry of Economy, Environment, and Agriculture reported:

“Despite the full-scale war, the market remains functional and shows steady development. While in the early stages of market opening the key factor was the size of the land bank, in 2025 the focus shifted to the quality of plots and their location,” the ministry explained.

From January to mid-December 2025, 115,600 land plots with a total area of over 340,000 hectares were sold, including:

  • Legal entities purchased 43,012 plots totaling 128,212 hectares, with an average price of 74,323 UAH per hectare.
  • Individuals purchased 72,597 plots totaling 211,962 hectares, with an average price of 47,246 UAH per hectare.

The highest land prices remain in the western and central regions, while prices in frontline areas are significantly lower. The most expensive lands are in the west:

  • Ivano-Frankivsk — up to 165,615 UAH/ha
  • Ternopil — up to 126,068 UAH/ha
  • Lviv and Vinnytsia — over 80–100 thousand UAH/ha

The cheapest lands are in frontline regions: Kherson, Mykolaiv, Zaporizhzhia — 35–38 thousand UAH/ha.

“Despite the war risks, in 2025 the agricultural land market maintained liquidity, showed stable price growth, and established a structured demand. In 2026, the key factors for its development will continue to be the security situation, regional specifics, and the investment attractiveness of land plots,” said Denis Bashlyk, Deputy Minister of Economy, Environment, and Agriculture of Ukraine.
